Nothing pays ahead of the waiver
Recording a payment on a bill missing its required waiver warns you on every US project — and blocks it outright when you turn the block on, overridable only with an audited reason.

One register per project tracks every conditional and unconditional lien waiver from the subs and suppliers you pay, tied to the pay application being paid and e-signed in a no-login portal — and BuildPass warns, or blocks, a bill payment until the required waiver is in. California’s statutory forms are built in.

California's four statutory forms are built in verbatim, every other US state gets a clearly-labeled generic form, and the amount and through-date default from the bill you're paying.
Send the payee's signatory a no-login link to review and sign, or upload a copy signed elsewhere. Either way it lands as received and the register updates itself.
From requesting the right form to clearing the payment.

Payee, Type, Amount, Through, Status and Effectiveness in one list per project, filterable by status and conditionality.
The four §§ 8132 / 8134 / 8136 / 8138 forms verbatim, with a clearly-labeled generic form for every other US state.
Create a waiver against the payee and bill and the amount and through-date default from the bill, so you're not re-keying numbers.
The payee's signatory reviews the claimant, amount and form and signs from a unique link — no BuildPass account required.
Warn on every US bill paid without its waiver, or turn on a per-project hard block that stops the payment until the waiver lands.
A conditional waiver counts only once payment clears; an unconditional one the moment it's received. Ledger shows the difference instead of assuming.
This is the money-out side of Win to Pay, built alongside bills. A progress waiver is created against the payee and the bill you're paying — which is where its amount and through-date come from — and when you go to record that payment, the bill's waiver coverage decides whether you get a clean pay, a warning, or a block. Because a conditional waiver's effectiveness depends on the payment actually clearing, the waiver and the payment stay tied together. Final waivers don't need a linked bill, so a supplier you pay without a subcontract is a first-class case.
From custom-home builders to commercial general contractors, teams across the United States run their projects on BuildPass every day.
